According to the Federal Mortgage Society (SHF), housing prices in Mexico during the second quarter of this year 2021, compared to last year, have radically increased in several areas of the country, mainly in metropolitan areas.
Tijuana, only followed by Guadalajara, is the city that has increased its housing costs the most, due to its proximity to the United States, which makes it an excellent area to welcome citizens from all over the world, seeking proximity to the North American country.
But, which areas are in high demand? Due to its location, facilities and services, the most sought after areas and the ones where more buildings are being built are Madero neighborhood (also known as Colonia Cacho), Zona Rio, Gabilondo, Chapultepec and Agua Caliente.
However, as well as being the most desired, they are also the areas with the most expensive rents, many of which are even charged in dollars. How much does it cost to live in these areas? This will depend on the type of housing.
Renting a two-bedroom apartment of approximately 76 square meters in Colonia Cacho, Residencial Agua Caliente and Chapultepec will cost you around $26,000 and $33,800 pesos. While a house in the same area could be around 3 thousand dollars.
According to the Vivanuncios website, a small place like this can be found for $700 dollars in Colonia Cacho, while a space with the same characteristics located in an area that is not in demand could cost up to $500 dollars less.
Another problem could be that some places ask for a deposit of the same amount as the monthly payment and also a month in advance, adding that they ask for it in dollars would end up being extremely expensive for someone who works in Mexico, however, these prices could be accessible and even attractive for North Americans.
